The same rigorous underwriting and hands-on management applied to every investment — whether it's a warehouse in Texas or a golf course in the Carolinas.
We acquire small-scale industrial and warehouse properties in secondary and tertiary MSAs — markets with 300K to 1.5M population where institutional capital hasn't compressed pricing. Our strategy targets assets below replacement cost with NNN or modified gross lease structures, creative financing, and 3–5 year value-add holds syndicated with high-net-worth investors.
Through Candyroot Lodge Holdings, we're building a premier multi-course golf destination in Jefferson, South Carolina — 1,250 acres with courses designed by world-class architects, plus resort and membership components. We lead financial modeling, investor relations, capital raises, and day-to-day operations.
Every deal is scored on a 100-point quantitative model. Basis discount to market is the single most important factor.
We buy at a meaningful discount to what it would cost to build new. This is our margin of safety and the highest-weighted scoring factor.
Markets with 300K–1.5M population where institutional buyers haven't compressed cap rates. Texas border towns, Carolinas, Louisville, Gainesville, and the Midwest.
Small enough to avoid institutional competition, large enough to generate meaningful returns on 3–5 year hold periods.
Capital improvements, lease-up, operational efficiency, or repositioning — we target properties where active management creates value.
